Myatt´s Field

The Myatt´s Field North estate in London Borough of Lambeth has long-since been an area identified for regeneration. The 1970s built estate includes almost 500 residential properties and in 2004 Lambeth Council proposed a PFI-funded project that would see the demolition of properties in worst condition to be replaced with new build, together with the reconfiguration of the estate to provide open usable space for the wider community. The Council sensibly opted to promote CPO powers to provide greater certainty to the scheme and in 2007 the Council appointed Ardent to undertake a land referencing exercise and produce the Compulsory Purchase Order.

A successful referencing exercise was undertaken over a two month period, during which time Ardent worked alongside the Tenant Management Organisation and the dedicated project team to

ensure a consistent message was provided throughout our consultation with residents and landlowners.

Following the making of the Order and service of notices by Ardent we successfully managed the representation period, overcoming a strong campaign from the Defend Council Housing lobby, and ultimately the Order was confirmed unopposed - the largest Housing Act CPO to receive confirmation without statutory objections from residents.

A developer is due to be appointed for the scheme in May 2009 and it is anticipated that work will commence during the next few months, with acquisition notices served in the event that agreements cannot be reached with all remaining property owners.
