Project Type: New Onshore Wind Development
Status: Ongoing Landowner Identification, Engagement & Agreement Negotiation
Overview
Ardent is working in close collaboration with Alerion, an international renewable energy developer, to identify and secure land for new onshore wind opportunities across the UK and Ireland. This strategic instruction involves a full-service offering—from landowner identification and engagement to negotiation of legal agreements, with the ultimate aim of securing Options to Lease for viable wind farm sites.
The partnership has already supported Alerion’s involvement in multiple site tenders, including the development of proposals in Ireland & Wales, and has led to strong progress in progressing high-potential sites for wind development.
Our Role
Ownership Identification & Land Referencing
- For shortlisted sites, Ardent carries out detailed land referencing to create schedules of ownership and overview plans, enabling focused and strategic landowner engagement.
- Working alongside Alerion, specific landholdings are prioritised for engagement based on development potential and proximity to infrastructure.
Landowner Engagement & Agreement Negotiation
- The Land Agency team initiates contact with target landowners and enters into negotiations to secure:
-
- Letters of Authority (LoAs)
- Exclusivity Agreements (ExAs)
- Heads of Terms (HoTs)
- Options to Lease
- Ardent supports the client through the entire lifecycle of legal negotiation—advising on commercial terms, refining drafting, and facilitating agreement sign-off.
Support on Tenders & Stakeholder Engagement
- Ardent has actively supported Alerion in preparing and submitting site tenders, particularly in Wales, ensuring land control strategies are clearly defined.
- We also support engagement with statutory bodies, providing mapping, site intelligence, and early-phase planning context where required.
Ancillary Land Rights & Route Access
- Once main site agreements are secured, Ardent continues to provide support by identifying and securing land for:
-
- Cable routing
- Abnormal load access and delivery corridors
- This ensures project design is not constrained by land access and helps de-risk subsequent consenting and construction phases.
Outcomes to Date
- Multiple viable sites have been identified, referenced, and shortlisted, moving swiftly into landowner engagement.
- A number of LoAs and Exclusivity Agreements have been successfully negotiated, building a strong pipeline of sites for Alerion’s growing UK and Ireland portfolio.
- Ardent’s combination of land expertise and strategic insight has proven instrumental in supporting the client’s ambitions to expand into new regional markets with confidence.
Conclusion
This long-term collaboration between Ardent and Alerion highlights the power of proactive land negotiation. Ardent’s full lifecycle approach—from mapping constraints to drafting Option to Lease terms—ensures that Alerion can pursue ambitious growth targets in onshore wind development with the certainty of experienced land and infrastructure support at every step.
